The Lessee agrees to use the property for residential purposes only and shall adhere
to all rules provided by the Owner. No dogs, no drug use, no smoking, and no
excessive gatherings or parties are permitted on the premises.

The Lessee agrees to maintain the property in good condition and to notify the Owner
promptly of any necessary repairs.

Cancellations made 96 hours or more before the start of the Lease Term
will receive a full refund. Cancellations made within 72 hours of the
start date are subject to a cancellation fee equal to 50% of the total lease amount.

If any rule of this Agreement is violated, the security deposit is automatically
forfeited and will not be returned.

This Agreement shall be governed and construed in accordance with the laws of the
State of Florida.

This document constitutes the entire agreement between the parties regarding the
rental property and supersedes all prior understandings or agreements, written and oral.
